Why Housing Counseling is for Everyone

Housing Counseling provides education and resources offered by LSSSC that assist homeowners, potential homeowners, renters, and individuals facing homeliness.

As a HUD Approved Housing Counseling Agency funded by Federal dollars, LSSSC’s Certified counselors provide confidential, one-on-one counseling for individuals facing foreclosure, requesting rental information, and experiencing homelessness. Additionally, LSSSC empowers individuals with the knowledge and affirmatively furthering Fair Housing Act and their rights and responsibilities.

First Time Homebuyer Education

A Homeownership class that covers the general areas of: decision to purchase a home; process of buying a home; obtaining a mortgage; closing process of a purchase; understanding obligations as a homeowner; selection and how to purchase a home, home inspections; early intervention issues arising during or affecting the period of homeownership (including but not limited to refinance, default, foreclosure, post purchase maintenance and other financial decisions) and the sale or other disposition of a home.

Default/Foreclosure Prevention Counseling

LSSSC’s certified housing counselors successfully assist homeowners who are at risk of losing their home by exploring any available options including loan modification, special forbearance, partial claims, repayment plans, reinstatement plans, and short sale options.

LSSSC’s counselors carefully evaluate cases on an individual basis, tailoring each counseling session to work specifically on each homeowner’s situation. Counselors also provide information about how to avoid Loan Modification scams.

Reverse Mortgage Counseling (HECM)

Determining eligibility to obtain a HECM mortgage. The purpose of this counseling is to allow clients to remain in their homes through a process that provides a source of revenue. Borrower Requirements are as follows:

To be eligible for a Reverse Mortgage, you must:

  • Be 62 years of age or older,
  • Own the property outright or paid-down a considerable amount
  • Occupy the property as your principal residence
  • Not be delinquent on any federal debt
  • Have financial resources such as property taxes, insurance and Homeowner Association fees, etc.
  • Participate in a consumer information session given by a HUD approved HECM counselor

Rental Counseling

The purpose of this counseling is to provide information regarding the rental rights and responsibilities in order to provide a healthy, safe housing environment and reduce the events leading to eviction. Clients seeking rental counseling may be transitioning from homeownership. The counselor produces a budget with the client and informs them of additional costs, such security deposits, that they will need to track. Rights and responsibilities are reviewed with the client, and a copy of the California Tenants’ Rights booklet is provided in the session. Clients will also be informed Affirmatively Furthering Fair Housing Act and their rights and responsibilities.

Homeless/Displacement Counseling

The purpose of this counseling is to identify potential safety nets for the client and instruct them to keep services that can provide them with relief or removal from a homeless situation.

Ambassadors are short-term volunteers who open doors for our organization in the community, introducing new people at our bi-monthly Fostering Community Care event. These are one hour awareness events only (no solicitations are made) to expose people to the great work of LSS Community Care. To become an Ambassador here are your responsibilities:
  1. 1 – Attend at least one Fostering Community Care event during the calendar year
  2. 2 – Host or invite and bring 10-15 guests to one Fostering Community Care event within 3 months of your attending one yourself.
  3. 3 – Inform your invited guests of what the Fostering Community Care meeting will be about, and let them know that they will receive a follow up call from the organization
  4. 4 – Ambassadors will complete their commitment after bringing 10-15 persons within the 3 month time period. An Ambassador has the option to complete after one term, continue for another 3 month term or move into another role on the team.
